Many people who buy in the Dartmouth-Lake Sunapee region first came as visitors: a summer on the lake, a foliage weekend, a campus tour in Hanover. Turning that into a house means learning a market that is really two markets, with different rhythms and different local experts. This guide explains how real estate around Lake Sunapee NH and the Upper Valley is laid out, what to think about before you buy, and which local offices in our directory serve each area.

Two markets in one region

The Lake Sunapee towns. Sunapee, New London, Newbury and their neighbors cluster around Lake Sunapee, the fifth-largest lake located entirely in New Hampshire, with about 70 miles of shoreline. This is a market shaped by waterfront, water views and second homes, along with year-round village life in towns like New London, home of Colby-Sawyer College.

The Upper Valley. Hanover, Lebanon, Lyme, Enfield, Grantham and Cornish, along with the Vermont towns across the Connecticut River, form a market anchored by Dartmouth College in Hanover and the regional employers around it. Many buyers here are relocating for work. Brokerages in the Upper Valley typically work on both sides of the river, so it is common to compare homes in New Hampshire and Vermont in the same search.

Interstate 89 connects the two, so many buyers look at both. Knowing which side of the region you are actually shopping in helps you pick the right agent.

Getting a feel for the towns

New London is a classic New England college town. The 2020 census counted about 4,400 residents, and Colby-Sawyer College sits near its Main Street, which is lined with shops, restaurants and services. It is a common choice for buyers who want year-round village life within a short drive of the lake.

Sunapee wraps around much of the lake's western shore and includes Sunapee Harbor, the busy summer waterfront. It is a natural fit for buyers focused on lake access.

Hanover had 11,870 residents in 2020 and is home to Dartmouth College. The Appalachian Trail passes right through town. Lebanon, next door, is the Upper Valley's largest commercial center.

What to think about before you buy

Waterfront is its own category. Lakefront and water-access property carries extra questions: shoreline rules, docks, septic and well systems, and road access in winter. An agent who regularly sells lake property will know which questions matter on a given shore.

Seasonal versus year-round. Some lake homes were built as summer camps. Ask about insulation, heating, and whether the road is plowed and maintained year-round.

Rural infrastructure. Outside village centers, private wells and septic systems are common. Plan for inspections that cover both, and ask your agent which other tests are typical for the property.

Crossing state lines. In the Upper Valley, a home a few miles away may be in Vermont, with different property taxes, income taxes and schools. Compare total costs, not just the asking price.

Timing. The region is markedly seasonal. Spring is when many sellers list and buyers start touring, and it is also mud season, so it is a good time to see how a driveway and back road handle the thaw.

How to use a visit to scout

If you are thinking about buying, plan a trip around it. Spend a day in the lake towns and a day in the Upper Valley. Drive the roads you would use every day, at the hour you would use them. Walk Main Street in New London and in Hanover. Check how far the nearest grocery store, hospital and school are from each house you like. Many local brokerage websites also publish area guides covering schools, recreation and services, which are useful reading before a visit.

Building a buying team

An agent is only one part of the team. Most buyers here also work with a lender, a home inspector and a real estate attorney or title company, and lake buyers may need a surveyor or a septic specialist as well. Local brokers usually know who in the area handles rural and waterfront properties, so ask for several names and interview more than one. If you are buying a second home, talk with your lender early about how the loan for a vacation property may differ from a primary residence. And if you are relocating for a job, ask your employer whether it offers relocation help, since some larger regional employers do. Getting these people lined up before you make an offer makes the process much smoother.

Questions to ask an agent

  • Which towns do you sell in most often?
  • Do you represent buyers, and how does buyer agency work in this state?
  • How often do you handle waterfront or rural properties?
  • What inspections do you recommend for homes like the ones I am looking at?
  • If I am considering Vermont too, do you work on both sides of the river?
